Home / Services / Pressure Washing & Exterior Cleaning
Pressure washing for storefronts, sidewalks, parkades, building exteriors, roofs and gutters across Metro Vancouver. Scheduled around the weather and your opening hours.
The problem
Eight months of rain a year means moss, algae and organic staining are not an appearance problem here — they are a maintenance problem. Moss lifts roof tiles and blocks drains. Algae on a walkway becomes a slip liability the first cold morning. Gutters that overflow push water at the building envelope rather than away from it. By the time a surface looks bad enough to prompt a call, the cheap fix has usually passed. We work on a seasonal cycle instead, so the building is cleaned before the damage starts rather than after.
What's included
What we cover
Pressure is matched to the surface. Some of this work should never see a high-pressure nozzle, and knowing which is most of the job.
Cleaned before open so the first customer of the day sees a clean entry. Gum, staining and winter salt residue removed.
Oil staining, tire marks and drain surrounds, with wash water managed so nothing goes untreated into the storm system.
Common walkways, lobbies, entrances and amenity decks on a seasonal cycle agreed with the council or property manager.
Moss treatment and gutter clearing ahead of the autumn rain, which is the work that prevents envelope problems rather than reacting to them.
Low pressure and the right solution for painted surfaces, cladding and older masonry that high pressure would strip or drive water into.
Dock aprons, bay doors and yard surfaces where build-up becomes a traction and safety issue.
Why EcoSpark
Most exterior damage we get called to fix was caused by pressure washing, not prevented by it — stripped paint, driven-in water, etched masonry, forced seals. We assess the substrate first and use soft washing wherever high pressure would do harm. We also handle wash water responsibly, which matters for municipal compliance around parkades and fuel-contact areas. We are family owned, bonded, insured and WCB covered, and we work at height with proper fall protection rather than a ladder and optimism.
Our promise
If a surface is missed or the result is not what we agreed, tell us and we will have someone back at no charge.
How it works
We walk the exterior, identify the substrates and flag anything that needs soft washing rather than pressure.
A surface-by-surface scope and price, with a seasonal schedule if the building needs a recurring cycle.
Before open for retail, after hours for offices, and timed to the forecast so the work holds.
We review the finished work on site and deal with anything outstanding before we leave.

Tony Zhang · Google ReviewQuestions people ask us
Most buildings here need exterior surfaces done once or twice a year, with roofs and gutters cleared before the autumn rain. High-traffic entrances and parkades usually need more. The wet climate means the interval is shorter than it would be in a drier city.
It can, which is why we assess the surface first. Painted cladding, older masonry, sealed wood and some siding should be soft washed at low pressure with a cleaning solution instead. Most exterior damage we are called to repair was caused by someone using high pressure where it did not belong.
Pressure washing uses force to remove material and suits hard surfaces like concrete. Soft washing uses low pressure and a cleaning solution to kill and lift organic growth, which is what moss and algae actually need. Soft washing also lasts longer on organic staining because it treats the growth rather than just knocking it off.
Yes. Roof moss treatment and gutter and downspout clearing are among the most valuable exterior work in this climate, because blocked drainage pushes water at the building envelope. We work at height with proper fall protection.
Yes. Parkades, loading areas and any surface with oil or fuel contact need wash water managed rather than allowed to run into the storm system, and we handle that as part of the scope.
