Before you budget for replacement
Most carpet that gets torn out isn't worn out — it's soiled past the point a vacuum can reach, with grit ground into the base of the pile acting like sandpaper every time someone walks across it. Hard floors go the same way when the finish is buffed for years but never rebuilt. We assess the fibre and the finish before quoting, then use the method that suits it, so your floors last the years they were costed for instead of turning into a capital expense three years early.

Truck-mounted hot water extraction for offices, corridors, and meeting rooms. Traffic lanes and spots are pre-treated by hand before the machine ever touches the carpet.
For floors that can't be taken out of service. Encapsulation dries in about an hour, so a room cleaned at 6pm is usable the same evening.
Stripping, sealing, and refinishing for VCT, vinyl, and sealed concrete. We rebuild the finish rather than buffing a floor that has nothing left to buff.
Washrooms, kitchens, and lobby tile where the grout has gone dark. Deep cleaned and sealed so it stays light longer than a mop ever manages.
Task chairs, reception seating, sofas, and cubicle panels. Fabric is tested first, because the wrong method on the wrong upholstery is how fabric shrinks.
Wool and synthetic area rugs, plus the entry matting that stops most of the soil before it reaches your carpet. Cleaned on site or picked up.

Commercial carpet cleaning in Vancouver is normally priced per square foot, and the rate depends on the method, the soil level, and how much furniture has to be moved. Encapsulation runs cheaper per square foot than hot water extraction; heavily soiled traffic lanes and restoration work cost more. We measure on site and give you a fixed written price before any work starts, so nothing changes on the invoice.
Encapsulation is usually dry in about an hour. Hot water extraction typically takes four to six hours with air movers running, which is why we schedule most extraction work for evenings and weekends. Offices cleaned overnight are ready for staff the next morning.
Yes. We work section by section, or clean in the evening and on weekends, so your team keeps working. For spaces that genuinely cannot close, low-moisture encapsulation is the method we reach for.
Sometimes a spot reappears a few days later. That's wicking — soil deep in the backing travelling up as the carpet dries — and it isn't a sign the clean failed. Tell us and we'll come back and treat it at no charge.
Yes. Task chairs, reception seating, sofas, and fabric cubicle panels are all part of what we do, and most clients bundle them with a carpet visit because the crew is already on site. We test the fabric first, since the wrong method on the wrong material is how upholstery shrinks or watermarks.
Yes. We strip the old finish, clean the substrate, and lay down fresh coats of sealer and finish. For floors in reasonable shape, a scrub and recoat costs less and buys you time before a full strip is needed. We'll tell you honestly which one your floor needs.
Yes. Grout is porous and holds soil that mopping just moves around. We deep clean with heat and pressure, then seal it so it stays presentable rather than going grey again within weeks.
Most commercial carpet does best with traffic lanes maintained quarterly and a full clean once or twice a year. High-traffic entrances, clinics, and restaurants need more. Regular cleaning is far cheaper than replacing carpet early, which is usually what happens when soil is left to grind through the pile.
